What is PMBrokers?
PMBrokers is a digital infrastructure platform that connects landlords and tenants around a single rental workflow. Landlords subscribe to service modules to run their portfolio, generate secure property access links for prospective tenants, and review rental applications as they come in. Tenants use a shared access code to complete a guided application, track its status, and get notified the moment a decision is made.
Who is the platform for?
Three groups: landlords managing rental properties, tenants applying to rent a unit, and our internal staff who administer the platform itself. Landlords and tenants each get their own dashboard and workspace tailored to what they need to do.
Is there a cost to use PMB?
Creating a landlord or tenant account is free. Service modules (like the Rental Applications Suite) are currently free to subscribe to during our early access period — pricing is shown up front on the Services page before you subscribe to anything.
How does a landlord create an account?
Click "Create Landlord Account" from the home page, the Services page, or the Rental Applications page. You'll provide your company name, contact email, phone, and headquarters address. Depending on how the platform is configured, you may need to verify your email via a link we send you before your first sign-in.
How does a landlord sign in?
Click the "Sign In" button available in the header on any page. Once signed in, you're taken to your landlord dashboard, which stays available from the nav bar for the rest of your session.
What can a landlord do once signed in?
From your dashboard you can manage your property portfolio, subscribe to and manage service modules, generate property access tokens, review and decide on rental applications, and manage your own company profile — all from links in your workspace navigation.
What service modules can a landlord subscribe to?
The Rental Applications Suite lets you screen prospective tenants through a structured digital application. A Field Inspection Suite is also listed for upcoming structured property condition tracking. You can see full details for each on the Services page.
How does a landlord subscribe to a service?
Go to the Services page from your dashboard, find the module you want, and click "Subscribe Now." Once subscribed, the service unlocks its own workspace features — for Rental Applications, that means you can start generating property access tokens right away.
Can a landlord unsubscribe from a service?
Yes, from the Services page. Unsubscribing immediately revokes every active property access token tied to that service across your whole portfolio, so tenants holding an old link can no longer start new applications with it. Applications you've already received are kept and remain reviewable — nothing is deleted.
How does a landlord add a property to their portfolio?
From the Properties section of your dashboard, click "Add Property" and fill in the property name, unit number, and address. Once saved, it appears in your portfolio and becomes available for token generation and photo uploads.
What is a property access token or access code?
It's a one-time secure code tied to one of your properties and one of your active service subscriptions. Share it with a prospective tenant and they can use it to start a rental application for that specific property — no separate tenant invitation process needed.
How do I generate an access token for a property?
From your Access Tokens page, select the property and the subscribed service the token is for, then generate it. You can view all tokens you've issued, see which ones are active, and revoke one at any time if it should no longer be used.
What happens if a landlord deletes a property?
Deleting a property also removes every rental application submitted for it, along with any uploaded documents and property photos on disk — so make sure that's really what you want before confirming. This action cannot be undone.
Can a landlord update their company profile or logo?
Yes. Open your Profile page to update your company name, phone, tax ID, and mailing address, and to upload or remove your company avatar/logo. Your billing email is fixed at registration and can't be changed from the edit form.
How does a landlord review rental applications?
Open the Applications section from your dashboard to see every application submitted across your properties, or open a specific property to see just its applications. Each one opens into a full read-only review of everything the applicant submitted.
How does a landlord approve or decline an application?
From the application's review page, use the Approve or Decline action once its status shows as pending review. The tenant is notified automatically the moment you make a decision — there's nothing further you need to send them.
Does the tenant find out about a decision automatically?
Yes. As soon as a landlord approves or declines an application, the tenant receives an in-app notification and their application status updates immediately on their dashboard.
How does a tenant start a rental application?
Enter the property access code your landlord gave you into the "Access Code" box on the Rental Applications page (or click a listed property on the home page and choose the Access Code option). A valid, active code takes you straight to that property's application.
What if a tenant doesn't have an access code?
You'll need one from the landlord to apply to a specific property. From the same access panel you can also create a tenant account or sign in if you've already started an application elsewhere and just want to check on it.
How does a tenant create an account or sign in?
Use the "Sign Up" or "Sign In" option in the same Tenant Access panel found on the home page, the Rental Applications page, or the Inspections page. Signing in takes you straight to your Tenant Dashboard.
What does the rental application process involve?
It's a guided, 5-stage wizard: (1) lease terms, applicants, occupants and pets, (2) residence history, (3) employment, (4) finances, financial obligations, personal references and vehicles, and (5) required document uploads. Each stage saves as you go.
Can a tenant save progress and finish an application later?
Yes. Every stage is saved to your account as soon as you complete it, so you can sign out and come back anytime to continue exactly where you left off, right up until you submit.
What documents does a tenant need to upload?
The required documents are listed in the final stage of the application (things like photo ID and proof of income). Each one can be uploaded as either a photo or a PDF, per applicant on the application.
What happens after a tenant submits their application?
You'll see a read-only summary confirming submission, and the application status changes to pending review. The landlord for that property can now see it and make a decision, and you'll be notified in-app as soon as they do.
How does a tenant check the status of an application?
Sign in and open "Rental Applications" from your Tenant Dashboard — every application you've started or submitted is listed there as a card showing its current status (in progress, pending review, approved, or declined).
Can a tenant withdraw an application?
Yes, from the "Rental Applications" page you can drop an application you no longer want to pursue. This removes it and releases the property so you could start fresh with a new code later if needed.
Is tenant and landlord data kept secure?
Yes. Access tokens are single-purpose and can be revoked at any time, uploaded documents are stored securely and removed from disk if the related application or property is deleted, and every account is protected by its own authenticated session.
